Since you already bought your first condo, it might be a good start for you to just concentrate on doing that for a while and focus on finding deals with good cashflow and appreciation opportunities.

What is the ownership mix (age, rental vs. owner occupied, concentration of ownership with a small number of parties)?

I feel very guilty in doing so, my dad would have had a heart attack, but while this kid is taking care of the little things like the above, I can concentrate on the more important stuff, like building a new front porch and finishing the bathroom rehab.

Boomer Trend: Before I started originating reverse mortgages, I made it a point to do age demographics for every state in the country for purposes of target marketing---according to my research, the median age in Vegas is 34.5....There is no considerable concentration of boomers in Vegas (and 30 somethings aren't known for considerable networths either).

It allowed me to concentrate on those jobs instead of also trying to schedule to meet buyers/inspectors/appraisers etc.I do plan on transitioning more as things progress, I would like to have 2 or more projects at once where I could have crews doing a majority of the work with me just pitching in where needed, managing the schedules, and finding more deals.....

Plenty of those are in need of lots of repairs as in the case of what I'm concentrating on.
