Most everything else is tough to buy in and get that kind of return unless you're really willing to work for it - Class C/D/F properties, for example. 

Find out about investment meetups and groups in your local area, and find out if there are any players that bring in partners.

I would NOT invest her small savings in a rental out of state, way too many things can go wrong and she loses it all.Put her money in a 2 year CD and get 5.25%. 

AND to buttress that argument...large institutional players and HNW individuals w/ access to capital above what my savings acct will every show don't do unlevered deals.Good posts and thoughts above. 

You make lower returns like a CD or a Treasury Note.

Banker told me to lock 2 years CD and give me 5% but I loan from them is > 7%....

I have read a ton of the posts on here to pick up some recommendations and advice for managing class C/D properties but always open to more wisdom from my fellow investors!

The reality is that the more connected the players are, the more money they make and the less you know.
