As a Los Angeleno, I'm curious: what is the area?

@Jon Huber and @Evelyn Jordan hosted a Los Angeles meetup last month that I was unable to make, but I'm looking forward to future ones.

'Truthful hyperbole' lol. 3 years (at least used to be) the limit banks would allow a LO to be before they considered it a disguised sale and could potentially activate the due on sale clause.  

But agree, I need to get over "offending" a seller with a lo-ball offer.

Alos, I haven't seen them but I believe there some co.s that actually install "private" meters to separate utility usage among multiple tenants on a shared utility.

Alos, a new management company might fill you in as to what's going on locally too.

I hired loan officers and still had to train them.So far, I've not found a LO in a bank that would be allowed to do a seller financed deal, haven't searched that hard but I doubt they will as it's a liability without any funding or upside for the bank other than fee income and there issues with providing outside services of bank operations.

I am a new investor with a multi-unit property in a Los Angeles rent controlled building with a tenant that has come with a lot of challenges and has recently escalated to preventing me from doing an inspection.
