Like @David Glass said, those numbers ($50-80K purchase w/$900-1100 rent) are going to be hard to find in Charlotte, at least in a B/C neighborhood.

Again, I often use a 50/50 mixture of water and Muriatic acid, but Simple Green is always my first choice.We clean everything including the glass windows, inside cabinets and kitchen drawers and we make every unit in pristine condition.All that cleaning is an expectation.The point to all my stories is I don't think you have much of a valid reason to sue your tenant.

The reason why I believe that is because when homes are vacant for an extended period of time, and the grass is very tall, typically the city will send someone over to mow the lawns and then forward the bill to property owner.
