A little about me I currently am working two jobs as a forklift and delivery driver.

I'm a full time Truck driver for Movies and Television in NYC, and looking to break into the world of REI.  

Just bought a 8-unix complex out-of-state,will post the details once everything wrapped up in the forum.Still keep learning the apartment industry/market, since some apartment Gurus once said "The learning curve is the industry/market,not the property itself".Keep looking for the reasonable markets for my investment, since every market is local for real estate.During this process,I found some kind of driver factors for different markets. 

The entire time I was a lawn care tech I had to also work as a pizza delivery driver in order to support my family.

My wife and I are in the Caldwell area looking to do about the same as what you trying to except I'm a 40 year old truck driver and away from home for 2 weeks at a time.

@Mark Gallagher  not really I got my Brokers RE license in MS.. and it was like taking a drivers test a little pamphlet show up at the state department..  13 total questions  I got 11 correct and there you go newly minted broker in MS.. now to be fair that was a reciprocal with my California brokers license .. someone starting from scratch has to take the federal part and I suspect the state of MS part is more than 13 questions.. but you know you play the hand your dealt.

.-3 months of Bank statement---missing -credit pulled minimum of 550 score----( i have a 596 credit score on the low end)-full application-2 months of pay stubs ----missing -copy of driver license---(i have this )The reason for this problem is due to the fact on a student that just graduated and lack of income to show.

Buy one that is 10 years old, you'll be surprised how cheap they are, not a show car, just a daily driver, no rust, no dents, shiny but not new. 

Lower income areas get more usage, EBT is a huge driver of usage.  

On rising markets you are in the drivers seat, while in a decreasing market be careful.
