@william swigart I design my deals to account for current and future economics, interest rate risk, cap rate compression/expansion, market fundamentals, etc.When compensating my investors I strive to make the opportunity a win-win for all parties involved.

If you don't believe a price correction is imminent than by logic you are saying that the run-up in prices is due to fundamental factors (or rather more fundamental than speculative factors) i.e. this isn't a speculative orgy. 

I’ve been spending the last few months bringing myself up to speed on the fundamentals of REI but still have A LOT to learn.

It's been around a while, but has solid fundamentals. 

Take your time to learn the fundamentals and set aside some money to invest with.

The wiser ones however dive into history and look at the fundamentals and double down on the stock.

Anyone who held long enough, even if they bought at the end of 2019 at 19k - which would have been fundamentally amateur, would be in profit right now. 

What you CAN control is buying properties that have solid fundamentals in any weather.

Simply put, I would recommend that any person with a good understanding of the fundamentals of real estate investing look strongly at self storage.

Real estate has so many fundamental features other investment just don't offer.
