I wanted to see if you guys would ever entertain this and here are some pros and cons I’ve thought of.Pros:-Tenant is more vested, so longer stay-Someone is paying 1/2 the price of the counter top-the unit will bring about 50-75$ more with new countertops-upgrade is happening while rented = no loss of rent due to vacancy during remodel.Cons:-the biggest thing I worry about is uncovering extra work, new back splash, or heaven forbid their is mold or something...

Well, the area I live in is a very popular area, growing and the city is investing a lot money redeveloping this city park down the street to a high-end shopping, entertainment and restaurant condensed area.

Mostly it's emails or calls to the owner to see if they will even entertain in that range.

I'm entertaining the idea of purchasing an OBX (outer banks) beach house as an investment, so I'd like to have a discussion with someone who is currently owns one. 

We do have an egress window installed in the basement as well as a bathroom plumbed and ready go in the basement so we may go 3BR 2 Bath with laundry room and entertainment space for approximately 2000 sq ft.

It's entertaining to see so many people come in and assume so many variables about Airbnb.Noiseaware is a decibel meter you can use to detect and squash noise if it exceeds your pre set boundaries.

I realize these types of posts are entertaining, but this isn't a law school and so far, no attorney has chimed in.

I think a nice renovation with a couple items that make you stand out (master closet, entertainment centric kitchen) would be beneficial.
