Well, I went ahead and did my due diligence on the property by getting certified mold remediation costs, and then estimated rehab costs on my own (again, I'm a newbie) based on what demo/remediation was necessary, and lastly verified these estimated costs by getting estimates from 2 different GC's in the area.

If you have a house you are going to demo, you can contact the local SWAT guys and ask if they want to train there first, and then call the local fire dept and ask if they want to torch the place for their training (and then they haul it away for free).

I had an issue with flooring where an old water line for heat was cut during demo but never removed, when floors were being done contractor contacted me and I told him to remove and fix floor gap.

Ran into this material while doing a demo.  

When I look at parks I keep seeing things like chain-link dog kennels (some used as storage), fire pits (some homes are only 10 feet apart), several vehicles, piles of construction demo, trampolines, strollers, recliners, etc.

I watched both their demos and got the pricing infos as well.

Would you consider demo-ing the home and building a pier and beam? 

My plan is to demo and update everything.

The counties and states don't have much guidlines for mold mitigation right now so the problem you'll run into with them is just your normal construction permits for demo and replacement.
