I have a garage in town with multiple washers and dryers and have two gals that clean for me that will also fold the laundry.

Now would be the time to make adjustments and I would alter a few things...namely the washer and dryer in the bedroom, the entry door to the bathroom being in the kitchen and the refrigerator being out in no man's land in the middle of the path of circulation.  

I have in the lease that the water bill will be divided by to 2 units, but one of the tenant has a washer and the other one does not. 

She didn't do anything malicious to the property when she left ,  in fact she cleaned it before leaving but there were some breakages.Then we found we weren't getting interest at that rent with just the basic cleanup so we made some unplanned upgrades and the new tenant insisted on a washer/dryer before signing. 

But I showed her that her initial offer 260k (which was her offer so that she had room to negotiate to what she really wanted, I assume in the 240k range) that the cost per sq. ft. would have been $165 when all the towns around it that are more developed and more desirable are in the $80-$120 range.

Feel free to move anything around in the house except the washer/dryer/fridge/stove.5.

Did the value change because the bill gets ripped up or left in a jeans pocket and put through the washer?

Our washer is also starting to get old and we were planning to get a new one.

Even though I owned my house when I broke up with my last partner she maintained it was her right to continue living there until I sold it at my expense as she paid nothing toward house bills and stayed living there the 3 years it took me to sell it.

We are going to have to ask Tammy if we can use her washer until this issue is resolved.
