I see that relatively new homes are running around $120K - $135K.Older homes around $90k to $100k.I did find a recently rehabbed home for $112,000, that was 4 bed 2 bath, 2,032 sq ft.If you are stretching to get $90,000, even with $45,000 in renovations, it wouldn't make sense to buy for anywhere near list.

This time of year stretches people thin.

So if I am living in it while I rehab it for the first month or so, think this would qualify as owner occupied or maybe too much of a stretch?

In my case I have 20 years to retirement, so my payments out for a mortgage would need to stretch over 20 years as stipulated by the IRS.

I want to know how best to present myself to potential investors so that they can have their share of new bones with better meat (to stretch your metaphor.)

Correction: it can take 6 months to a year to evict a tenant if the Landlord doesn't know what they are doing.Scammers stretch it out because amateur landlords act slowly, indecisively, and they make mistakes along the way.

Hold up there with the Einstein maths failed story as it's completely incorrect.It's nice to believe to us chimps that he never failed maths, but a child he taught himself maths because he wasn't being taught that at school, and was teaching himself calculus in the first year he started to teach himself maths.To boil that down to "tenacity" is a stretch, the guy was an exceptional mathematician.

Not to denigrate rehabbers and do-it-your-selfers (my Grandpa was a carpenter and a real estate investor and did everything himself), but if you are being stretched by the demands of full time jobs and your family and all of your properties, you might want to consider maximizing your profit per hour of time invested, and the best way to do that is by wholesaling houses.  

I tend to set ambitious goals that really stretch me.
