How to Finance Rental SFH "Traditional" vs "Investment"

I have been exploring options for financing a SFH that I would not be living in (BRRR). I mentioned that I would be using the property as an investment to a lender and next thing I know the required % down as well as mortgage rate both increased significantly (5% and 1 point respectively).

My question is, how are folks approaching this? Which mortgage product has worked for you or someone you know?

I just purchased a SFH for rental (my first) and this is what I learned.

% down minimum is 15 and you'll have PMI. But most lenders won't do less than 20.

Mortgage rate for everyone I checked was ~1% more than the rate for owner occupied.
