Overall, owner finance do come with risk, either you buy way below market value or you hope for "speculation", I mean appreciation.

I personally believe the market is near a peak and a lot of speculation and bandwagon investors are flooding the market.I went to look at a 5 plex in Omaha and I was greeted by 4 other groups of investors.
