You are dealing with a group of people who are fundamentally stupid, and tripping them up is ridiculously easy.An ex tenant of ours had a fictitious lawyer call us up, threatening all sorts of things.  

In fact, the ability of a property owner to use the owner's property as the owner sees fit, including renting its use to someone else, is one of our nation's most fundamental and legally protected rights, jealously guarded by the courts.

That said, if you believe anti-discrimination ordinances are fundamentally "anti-landlord" yet at the same time think you don't hold prejudices against certain groups of people, this may be a time for some introspection and soul-searching.  

And from what I can tell of your post, it sounds like you will lean toward being a pushover, so it will benefit you to have a hardliner first impression.I fundamentally disagree with the posters who are suggesting that you treat your tenants like inhuman cash machines.

They can't lock themselves out this way....This is fundamentally a good idea.

No, I'm almost certain you cannot because it is a fundamental right recognised by the constitution. 

These simple quips can be a deceptively sneaky trip line at times.To me there are some sound suggestions listed but it will invariably depend on your fundamentals starting out cold, if this is the case.

I believe wholesaling is a good start for building the fundamental skills and developing the relationships necessary to accomplish that goal.
