Obviously I don't want to lose my own funds but I am in this for the long run and my reputation (based on integrity, experience, network, etc.) is more important than the money itself. 

One of the first areas I would recommend exploring is how much cash do you have available that you are willing to part with for this venture?

We submitted an offer on a triplex last night and while our Real Estate Agent has an Attorney they typically use, we would feel better about a referred Attorney here on BP and with a good reputation rather taking a chance on an unknown attorney for our first investment property.We're also looking for referrals for good, local licensed contractors to have the home inspection done. 

And you do that by exposure to the business by getting in & getting dirty.So get out there and start exploring, get with us if you have any specific questions, and find out which of these you were made for because all of your knowledge, experience, network, passion is going to be a most excellent fit somewhere. 

I could save for 20% during the first year as well if that is what's needed I was just exploring my options.

I explored a bunch of options and realized that a cash out refinance was the fastest option for me. 

For that reason, we may explore investing elsewhere where we have connections - Tucson AZ and FL - hoping for better potential.

If so, I would very strongly consider the merit of taking on $300k in debt in order to achieve this level of earning potential and perhaps explore cheaper ways of attaining this education.Rather than thinking about how you can mitigate a poor financial decision through real estate, I respectfully suggest that perhaps it's better to not make the poor financial decision in the first place.  

I'm seeking a reputable property manager who knows what renters are looking for, rental rates, etc for this area.

You might also want to explore rent default insurance to help mitigate your lost rental income and eviction costs should you find yourself in a similar situation.
