So, it looks like they would not be as motivated by the foreclosure as I thought.The price they are asking for the property is still not a bad deal given what similar properties have sold for, but the fact that the long time tenant would be leaving with them, plus the fact they want a cash deal, it's not something I want to entertain.

Lets put this perspective first off....Your taking about a multi million dollar real estate firm that works very heavily in your area (central CA) and many areas here in CA as though they are the ones that are idiotic and dont have good communication skills and they dont have good deals...smh.....But I know where this is headed and i just cant entertain it...

... or you laugh your behind off regularly watching HGTV, especially when they run the numbers for the flipping show, and when they cut to the scene of the "flipper" host laying tile and it is readily apparent to an experienced eye that it was the first tile they ever laid, and cut to the next scene with a perfectly pressed and clean shirt with no sweat or grout, and then cut to the next scene when they went over budget and come up with the brilliant solution of "No problem, we'll just list it for more", and then they magically get that inflated price every time ... now that's entertainment!

The only reason I am entertaining this idea of the promissory note is due to the legal fees and back rent he owns...guess its time to swallow the loses and move on.
