Can anyone give an opinion on pros and cons or am I just destined to purchase a single family home for myself and not reap the benefits of this multiplex opportunity?

Mindset is everything and if you simply set the GPS on your final destination and put the car in gear, you will find yourself led in the exact right direction you need to go and you will get there almost effortlessly.  

That likely doesn't cover your gas driving to just cruise by them so let's call it a wash.Not for nothing, odds are you'll be at a greater than 50% expense rate on a $525 gross rent property.
