Haven't done a thing to the kitchen.I had figured my total MATERIALS at $9K, I'm at $8K now and still need some tile and kitchen cabinets, countertops etc.

It will need new kitchen flooring, new kitchen countertops/sink, possibly new kitchen appliances although I can probably make by with what is there, new vanity and bathroom sink, new bathroom floor, paint, new carpet, new doors, new vents and outlets, and thorough cleaning.Should I try to get a clean up crew in there to get rid of the junk (left behind by the movers).

I renovated the bathroom, flooring, countertops, minor electrical work, some minor plumbing, swap out of the kitchen appliances, inspection of the furnace and fireplace, and basically clean it up before being painted.

Just needs new interior paint, I was going to replace the countertop because the cabinets look in great shape, new appliances, rip up the ugly carpet and tear off the ugly wall paper, and just a few patches in the dry wall.

The previous sale of this property for $230k has no sale conditions, so not short sale, not foreclosure, it was open market and they did less than $15k worth of work replacing the cabinets, countertop, bathroom vanity, and paint.
