If you like your work, it could be worthwhile to consider participating in commercial syndications where you're truly an investor and not dealing with the hassles of smaller rentals.

I know that if I needed to, I could pull a reasonable amount of that money out and use it to invest in something else if a worthwhile property came a long.

Some are worthwhile, some are worthless and many are scams.

-I don't know what kind of numbers you're looking at, but you may consider small claims court if Maine sets limits high enough to make it worthwhile and it's reasonable enough to start.

BUT with the low interest rates you had in the last few years think twice before you brake any loans and pay penalties as it may not be worthwhile. 

It might be more worth while looking at it as a place that might turn around, so a holding property might have a better result.Sadly, I'm not happy with any of the numbers on the island.

It may take a few visits and going back and forth with negotiations but will be worthwhile in the end.
