YOu make some good points... and I think that's why when there are post where others want to know how its going for those that have owned rentals for 10 years or longer its hard to get people to respond or there are not many as cash flow VS reality set in at about 5 years and I think many choose to sell before the big ticket items come up...

I have a rental in a vacation market and have toyed with offering tickets to local tourist attractions, amusement parks, etc, to make a few bucks.

We've also found the opposite- Where a basement was converted w/o permit & tickets were issued to demo the conversion when the owner got caught.  

Inspect the property yourself for big ticket items when you view the property, such as roof, foundation, HVAC.

Read the book, walk through a property, generate a SOW, use his cost estimates and then add 10% ;)  Stop trying to cut corners - failure to educate yourself is a quick ticket to losing money hand over fist.

Hi @Kyle J.I noticed this earlier today and made a ticket for our developers to look into it.

. :)   I set my tenants up on Cozy.co, or I print off some bank deposit tickets so they can take their rent straight to the bank...

BTW, did he actually get arrested for those traffic infractions, or just get tickets?

Especially if you don't have the experience spotting the big ticket issues.
