The great thing about our market is that rents are high, and will be sustained with low inventory, so if you are able to do the MIL thing, it would cover the majority of your primary mortgage!!

The biggest items for sustainability are to insulate the house properly, correctly size the mechanical systems, and face the windows the correct way (stock plans don't work for this).

This is my #1 filter: I want to see at least 25 deals per year sustained over several years, min 5 years experience (more does not mean better) and I prefer small team, they tend to have systems in place, at the very least a transaction coordinator.

If you build a "practice" there's far less sustainable value but you extract value (read: cash) much, much, MUCH easier than if you're building a business.

In fact, typically modular buildings are more sustainable and durable with higher quality craftsmanship that traditional stick-build construction which should increase the value but than it goes against what I previously mentioned on how these are valued just as you would a normally constructed building.
