I recently had a deal fall through for a SFR purchase in Indiana after a lease back request from the seller. 

Both completely ignored the repeated requests to pay and then while waiting for the case to be called, they both offered to pay.I'm dealing with a moron (not my renter) right now that refused to pay.

If a new tenant moves in and requests a lock change, then I'll do it just to avoid complaints or the almost non-existent risk of liability.

The "$24,000 that you mention as rental income" is likely gross rental income and lenders will request your tax return to come to the net figure.

They were served 2x with notice of building being sold 60 days prior and 30 days prior as well as served a request to vacate by July 1st by a 3rd party.

I request this when they sign the lease and then every year when they sign a renewal.
