I do have the time to work with them, especially because I want to monitor the situation and make sure that it's all going well.

Since we're non-judicial, it's hard as hell to monitor them efficiently, but most of the high-volume originators will file their notice of auction 45 - 60 days out from the planned auction date.  

This was on a short list of properties that I had been monitoring as a distressed property.

I will continue to improve my automation process on doing deals (and in turn doing a greater quantity of deals) while others can continue to do work doing 1 deal at a time.I’m not commenting on this topic or monitoring it anymore because I’ve made my point already.

Best advice is to build your own site and pay a professional to set up (and monitor) a paid search / ads campaign that targets your niche.

One thought off the top of my head... develop protocols/best practices for out-of-state property owners to monitor their property managers.

I'm going to continue to monitor them then try and negotiate the price into a range where I can make a profit on it

One shure way to monitor PM performance is to have some direct contact mechanism in place for contact to the owner(seperate e-mail, voice mailbbox,etc.).
