Get everything together, have all your financials, pictures of your rentals before/after, a one page outline of your business plan, and details on a sample property you are looking to get financed. 

Make sure it includes every unit (not a sampling) and life expectancy report on major stuff/mechs.

I am writing up a lease and many samples I see lets you plug in a value that tenants would be responsible to handle on their own.
