Hello everyone,

Im Stephon, a newbie real estate investor/wholesaler in the Raleigh/Durham and Wake County area. I grew up in the area so Im very familiar with area. No real estate school or exp. Taught myself through internet and networking. Attended my first TREIA meeting recently and met some valuable people I must say, but I still have some questions I need answered...

1)What does a sample NC RE purchase/sale agreement contract look like? (I know what clauses/contingencies, if any to have, just need a sample i guess(verbiage)

2)Are there any transactional funding lenders in the Raleigh area?

3)Do I need to befriend a Realtor or agent to get comps or continue to research myself? And should I tell them Im a wholesaler because I've read where that may not be a good idea in some deals?

4)So I have buyers(cash) lined up and I know what they looking for, but It seems those properties aren't available. What am I doing wrong or why I am I not finding those properties?

5) Lastly, any recommendations on a title company in the area, one that will double close, if needed as well?

That felt great! Just asking these questions took a load off. Hopefully someone can answer or give some insight on the questions. I have a tremendous thirst for knowledge and really looking to make an impact in real estate in NC for the next 10 years. Thanks to all in advance and see you at the top!
