Got a GC and a realtor and also got some help from the guru himself, the plan is clear now and hope this one will go smoothly finger crossed.I’m going to close the deal with guru next week, and will start rehab right after. closing attorney is chosen by the guru, and I’m sure they’ve done title research etc because they already closed with seller.

That would be the reason @Ted Schmidt, that I've chosen to let them go to VM is that I work a full-time job and can't take incoming calls all day at work.

The real worry is what is the return when you account for the inevitable damage from the trashed out units you get back from the poorly chosen tenants they placed in them.

Otherwise, it's just a waste of time and money.In case of the janitor, Harvard delivered what it had promised - a degree in a subject chosen by a student.

My question is this: those of you who have successfully sent direct mail, received a response, got a contact, and subsequently completed your chosen exit strategy - what are some of the reasons the sellers were willing to sell?

Since wholesaling is my chosen avenue to get involved with real estate investing (due to my desire to scale my business based upon being self-reliant in finding deals for fixing-and-flipping in the future), I'm a little sensitive to (perceived) acts of disregard for the profession.

A slightly better list - I had 5 calls and got 1 under contract.List 3:- "Vacant houses, with 70% equity or more, owned by out of state owners" - 7 responses and 2 under contract.So Direct mail works, but there's definitely an art to understanding what criteria you need to filter for to target the really motivated sellers in your chosen farm area.

Just a quick aside, the ability to wholesale freely in Texas isn't simply a matter of our getting away with something that authorities have simply chosen to ignore.
