I have put real estate investing on pause recently due to my wife and I now have a newborn baby :)  However, the last time I was at the San Bernardino auction.com's auctions, they were during the summer months, I can honestly say they were slim pickings for investors to make a profit.

I have had a few agents tell me to start with a hand written letter to all over them, maybe sending a picture of my newborn child and letting them also know about the great office I am currently working for.

@Neil Da SilvaThe so called "double taxation" is primarily a concern if you try to treat an LLC as a flow-through entity (there are a few additional concerns with using LLCs for real estate that need to be taken into account as well).If your plans allow/call for U.S.A. corporation - maybe as a 100% child of a Canadian corporation  - then you would elect to have an LLC taxed as a corporation - which is the manner in which the CRA recognises it.Everyone's situation and road map are a little different, so you should seek out an accountant - and probably an attorney - with cross-boarder business / real estate experience before you start purchasing in the U.S.A.

At $15/hour with a child I'm guessing you're not saving a ton of money on a monthly basis so I would hope you have substantial reserves before investing.

Here’s my question: I’d be putting about 8k into repairs and such, if it were you, would you just treat it as a mother in law apartment as if renting it to my child or mother or claim everything as if it were a full rental?
