I am an Architect and Realtor registered in Texas.

Even after work has commenced, this was debated between the architect, electrician, and supplier, so how would I know that off the top of my head going into this?

I'm not an architect of erecting a building, but mentally; I take an idea and work it to my reality.

Can anyone recommend a good architect?

My plans (if it's for me to decide or at least suggest) include as one of many cost-control measures, approaching local architecture schools to see how/if a graduating student could with sponsorship/supervision of a licensed architect do the plans.Can this be done also with engineering services?

I am an architect and builder.

I have an architecture background (soon to be licensed California architect), I am interested in what is phrased as Architect as a Developer.  

I think it would be easier to keep long term and rent it out as two units later if i move. ill be doing it legally i had the architect out the other day he's going to check with the city on what we can do exactly . ultimately  its all about the numbers making sense on the construction.

That "code" tripped up my architect.
