Hi, I know this is an old post but if you still will recommend that commercial property management, that would be great as I am in the same boat. 

Well anyone can write anything into a contract, but whether it is legal and enforceable is for the courts to decide...It is State law here that a contractor must call 811 or they are liable for the costs.

I'm thinking of moving it to MTR, but am unsure how to know if that will work in that area.

If you decide to pursue this option be sure to EXPLICITLY spell out how the maintenance of the buildings will be handled as these types of facilities tend to be hard on property from my experience.

At the end of the day I would check with your attorney, but I ran this interesting question by my Title Rep @First American.

What do you guys think about this strategy of opening up a HELOC in hopes of freeing up some of my other capital.
