The bigger concern and question I have is do you ever look past someone's criminal background if it has been a very long time since an offense? 

No offense to my SFR and small multifamily wholesale and flipper friends but it’s barely scalable, and neither passive nor residual.

Here in Arizona, if you pay an unlicensed contractor over $1000 for work on a property that you are going to resell or rent it is contracting without a license (The contractor and you) which is a class 1 misdemeanor with up to six months in jail and a minimum $1000 fine for a first offense.

No offense taken at all! 

You are likely not the first person to mail the address and some people take offense to this. 

Your Global DCR also becomes very important if you want to scale up to 20, 30 or 50 or more properties over time.So rather than just he saving your goals and growth should dictate how you set up your loans and your amortization periods. 

They also look at your experience, global cash flow and reserves.

No offense to any of you guys but I'm going to continue going through my list the way I'm doing it now because when sellers call me, they are saying the same thing.

If the state people (DRR) find out that your entire home is airbnb and you're not permitted they will slap you with a $10k fine for a first offense.
