I can't imagine it would cost a ridiculous amount to renovate, just the stuff I mentioned above and maybe updates to the kitchens and bathrooms if I wanted to make it really nice. 

I see that San Francisco allows ADUs at multi-family properties, but I always assume provisions like that are tricks to persuade homeowners to give away their state mandated homeowner protections (such as signing a Costa Hawkins waiver). 

Now, we just file a fraudulent deed transfer and mortgage satisfaction simultaneously, then sell it quick, and buy tickets to Costa Rica :)

The owner is a Doctor and has moved to Costa Rica and is looking to unload his Dalls properties, which makes sense.
