Most attorneys will give you advice for a smaller fee, represent you before trial for a moderate fee and charge quite a bit if the case goes to trial. 

There is too much variation in taxes from town to town for the 1% rule to provide blanket coverage.

(Full disclosure, I'm on the Board of Directors) They have state wide forms and also variations for one-off municipalities like Tacoma and Seattle with special requirements.

Unfortunately trial and error is the best prescription I have found for finding the balance.

I used Transunion's SmartMove to screen the tenants, RocketLawyer's free trial to sign the lease, and Cozy.co to collect rent.

That variation needs to be reconciled. 

I am going forward with 2 VA’s from up work this week as a trial.

I’d be able to work from home so I'm not tied to a specific office or area.That is good to know about the rainfall locations as well as the variation in rules on the ADU’s.I think I may take a road trip through the state to scout out potential areas.

Don't get me wrong, I am a strong believer in trial and error, however I have always believed that a good education can give you certain advantages. 

Its a trial and error thing until you get all of your own docs made up.
