(Granted I leverage my ability to use technology and research like crazy so... maybe everyone isn't capable of this) Obviously once you build trust with a certain few individuals but when you're new and know no one..... ? 

I've traveled a LOT of this country, and a parts of many others, and if a dude in rural Guatemala has a smart phone, then you have no excuse for not running your business with technology, leveraging it to your advantage, and taking yourself out of the equation as a barrier.  

Also happily surprised at how Shelby County has leveraged technology to make the informal review process so user-friendly.My partner and I will be submitting our information this weekend.  

I do not know why you are so focused on that approach.The developers set buying your land out in the future because they need to make sure of demand for the project they want to build and lenders sometimes demand so much pre-leasing before they will fund land take down and construction.For interior build out there is incredible tenant improvements and technology needed to attract doctors.

Ideally I would like to just get this BP contract I found under the file place signed online so I can get the ball rolling but I am not technologically inclined and I'm having trouble wrapping my head around this.

Leveraging technology is a must here as well.

There are strategic directions you can go where you can cater to your professional background more directly - however I think 'building value' is what business and RE is all about - so if you can use your financial background to 'build value' -say with technology to provide more useful tools or insight, great.
