The house looks modern, clean and 100 times better now!

The house would cost between 10,000- 13,000 to get it modern Living area, throw in some French ddoors and enlarging the Windows in the basement.

Lord knows it needs to be modernized.

As for the insurance,I use two different insurance companies (Homeowners of America for my TX properties and American Modern Insurance Group for my Alabama properties).

For example do you look for run down homes in need of lots rehab  and over look more modern looking homes with little rehab to be done? 

Today's families requires much more modern conveniences, bigger living spaces, etc.

I look to see if the store has been re-imaged lately ( a good sign when the tenant throws heavy money into modernizing the store ).

Totally regionalin the two markets I am building new construction  Portlandia and Charleston SC  out of 60 or so homes built in the last 26 months.. all but 2 sold before I got C of O and closed with in 10 days of CO and for 99% of ask and or over ask.we are active in your market in the flips and they are moving well with profits on most all.looking at some new builds right now.. but smaller scale.I see some locals doing pretty good there just have to price right.. not everyone wants and INDY special vinyl village home for the cheapest amount possible.. cater to that edgy buyer looking for cool and modern designs close in.
