If this is an off market deal or something that has been languishing on MLS for ages you can write just about anything you want for contingencies. 

The national average income in residential for agents might be 30k or something and 50k for brokers.

I don't see huge upsides as there is only a few years left in the up swing and after transaction costs, it's not that fruitful to buy now and hold for another 5 years or so.Also, I'm in earthquake country and insurance is a gamble at best as they may deny a claim.

Regardless of the feedback you receive, you will have to make the final decision and you will have to bear the fruits of your choice, I would say go with your intuition based on the information you have at hand.  

Everyone wants the low hanging fruit.

And yes, private communications about finance are more fruitful than any forum.....with qualified folks. :)  

If you have a policy on the property, and the lawyer has an obvious target, the low-hanging fruit is to go after the policy's liability limits.

ROI should not only be about money, but also work and fruits of said work's labor!

Look at your housing situation first, then your transportation, then go after low-hanging fruit like vampire-like outstanding personal credit, then think about how to change your food budget intelligently.

That way you can really sit back and enjoy the fruits of your labour.Its something I'm focusing on now myself.
