You must allow an emotional support animal as a reasonable accommodation for your tenant, but you don't have to allow a non-tenant's emotional support dog on your property.Here is a document that explains the laws for CA regarding the differenty types of support animals, and whether they have the right to go anywhere in public, etc.

Most early termination fees that I have seen are two months and many of the larger properties require 60 days notice to end a rental (personally I think the 60 days requirement is excessive and creates way too much stress for the renter).My edits are in all CAPS (not to shout, just as a way of differentiating), strikeouts are your text that was not my intent:..., but if I understood your previous post, you were suggesting someone take a holding deposit FEE, that could only be converted to a security deposit if/when the tenant moved into the property AND FULFILLED THE CONTRACT THEY WILLFULLY ENTERED INTO.

Every state's eviction laws are very differentI did a brief search and see what the requirements are for the tenant as far as filing an appeal but nowhere did I see where you could not accept post eviction monies to satisfy the judgment you receive and still not gain possession to the property

Here's an article that breaks a lot of it down (be sure to read the comments too, as they are more helpful than the article really)-http://www.biggerpockets.com/renewsblog/2013/08/17...As far as the flipping, you wouldn't want that to be the same LLC as the rentals (if you go that route) because there is a huge differentiation between "active income" (flipping) and "passive income" (rentals) and if you have crossing income types in one LLC, it messes things up.
