Typically they don't have a lot of kids, they work all the time and unlike undergrads, they are adults.  

When I'm ready to offer the unit to a pre-qualified applicant I charge a $25 (per adult) background check fee.

I really enjoy the apartment game, it feels like adult Monopoly!

I am running background checks on all adults.  

Now comes the not so fun part of dealing with the loan, closing costs, and being in debt for most of my adult life.

@Edward SasinoskiHi Edward,It is difficult to raise the rent on a tenant who basically has lived in the unit their entire adult life.  

I would assume that older adults would be more likely to settle in one place if the home was reasonably priced and clean.   

The first thing I do when I receive an incomplete application, including an application only filled out by one of the adult parties that plans to live there, is contact the applicant to explain that the application is incomplete as received.  

One of the things I've tried to do in my adult life is to learn from other peoples success and mistakes.
