Go to REIAs Meetup groups, real estate auctions (generally there are real players with money at auctions). 

@Jean Norton   Well that return will take care of one lunch   LOL... if you have mass and scale its a nice play I have been to a few of the sales, I was used to CA tax deed and the tax cert sales were wild and the good ole boy  major players defiantly controlled the room and cherry picked the certs...

I would pay a seasoned player at auctions to do the research for you.

I’m sure you have already done this but have you evaluated the marketplace to see who the current players are?  

Not all of them are home runs, but every time a baseball player steps to the mound he doesn't hit a a home run.

Lima One and LendingOne are two big players in that space.

and or they will work with known larger players of which you have many.

But then I would temp them with some sweet goodies, like one months free rent, plus a free TV with DVD player (that I purchased for under $100) to anyone who qualifies  and I rent it to.  

Today everything is more diversified.The energy corridor and city center are backed by very large players and are not going away.

It will list your vacancy to all the major players, your tenants can enter their info and you can compare all the applicants with background and credit checks, you can get state specific legal documents like leases and whatnot.
