Hello BP community,I am looking for a recommendation on where you guys go to research different products for rehab projects, ex. kitchen cabinets, toilets, sinks, blinds, etc. 

The apartment got all new floor coverings, all new paint, new electrical switch/outlet covers, new curtain rods, new blinds, some new lighting fixtures, some new plumbing fixtures, furnace and air duct cleaning, and chimney cleaning.

Should I be making blind offers or look at the proeprties and then make offers.If I make blind offers by estimating repairs and when that offer gets accepted, do I then go and look at the property, what if my repairs estimates are terribly off.Please provdie guidance on how to start making more offers.

I just want to make sure I'm not being unrealistic or blinded. 

So i closed escrow on my 2nd unit, in Elk grove and already found some tenants who are ready to move in today, but when i bought the place it didn't come with any blinds and has several bay windows.

If we want to grow up and become a functioning metro instead of Seattle's little sister, are we blindly chasing the low lying fruit that comes from the population boom and not thinking long term?

I dont want to be negative, but i fee bad for those taking the advice from inexperienced investors, Kinda like the Blind leading the Blind, no offense to Blind folks. 

Something to consider when making blinds offers is that more and more agents and Realtors have educated their clients on why they should not accept blind offers. 

It sets you apart from any other letter they may have as they now know that you have seen the property and this is not a blind offer.

Hey Steven,I'm curious when you purchased the property cash, were you able to get in and see the property before you offered to the bank or did you make your purchase blind?
