Good point about comps @Bill Brown  --Polish Hill is definitely its own thing compared to the surrounding areas, and can't be comped against the surrounding neighborhoods...

@Christopher Brown, To distill this down, what you're wanting to do is sell for 1.5 and buy for 1.5 - its just that the 1.5 you are buying is the end summation of a 1 m purchase and a 500K improvement.
