The only modification is to make sure that the purchaser is listed as "Caleb L or assigns" or something to that effect, so you have the legal right to assign the contract.

The only problem preventing me from pulling the trigger is the negative growth and negative appreciation in those areas and also I just don't see any vital signs that economically things are going to get better in those areas.

The cooperating broker, when acting as a sub-agent or buyer’s agent, shall not use the terms of an offer to purchase to attempt to modify the listing broker’s offer of compensation stated in the MLS Rules nor make the offer contingent on the modification of compensation.I understand they aren't changing the percentage but the structure in the MLS is based on sales price.
