Sellers agent was unwilling to work with us and requested a mutual release but eventually agreed to a small deduction from the purchase price but not enough to cover the work that needs to be done.

The big box data companies do not want to take any chances or review requests case by case, so they just hold the entire State out of reach.

If so, what might be a reasonable price to request for a service like this, assuming the agent has responded with interest? 

I actually ended up having to close the line shortly after establishing it to refi my first loan on the property because they couldn't get a subordinate to request done in a timely fashion.

The vast majority of tenants will leave by request or demand.ADE: Ask, Demand, Evict ™

We gave 60 days notice but our current Providence landlord is requesting a 3 month rent termination fee on top of everything.

If you give the lender all the requested documentation upfront, you should not have any issues closing quickly and moving through underwriting.
