I have a marketing question for any & all real estate agents!

Hello Real Estate Professionals! My name is Brittany, and I'm new here, so if this post does not follow any specified rules, please feel free to remove it (and accept my sincere apologies)! 

I'm here because, like many others, I lost my job in the Insurance industry due to Covid-19 last year, and since then I've been conducting freelance (technical writing, 3D structural design) work to earn an income. During my time freelancing and trying all sorts of new things, I've found genuine interest and enjoyment in creating digital marketing materials, and it occurred to me that busy real estate agents might have a need for flyers/advertisements to market their listings on social media and the like. 

I have no real frame of reference because I don't personally know any agents that I can ask directly, so I thought I would come to this discussion forum for advise from professionals. I created a sample flyer for a listing I found in my area, and my intention is to cold-email it to the listing agent for free, as an example of what I can create for any of their other listings if they're interested. Flyers can also be customized to include company colors, logo/branding, etc. I'm attaching an image of the flyer to this post for you to take a look at. :)

My question is - is this something that could actually be of value to the right agent(s)? If so, what might be a reasonable price to request for a service like this, assuming the agent has responded with interest?
