@Cara Lonsdale in Cara's neck of the woods a bunch of my clients bought 4 plex's from linda Gercheck only to lose them in 08 to 09 as they went 100% vacant.. and stayed that way for an extended time .. they could not pay the negative cash flow and walked..

This will sound passive-aggressive and it's not meant to be, but if you think being a newbie landlord is tough, try doing it with a $30K annual weight around your neck! 

The prices are pretty much getting neck and neck.

I'm not your lender but I do like these guys in your neck of the woods.

I figure Insurance will be something ridiculous because you have to protect the house from sinking and additional liability insurance in case a guest injuries themselves or maybe even drown. 

His claim for injuries and loss of income is $2.5 million.

If you have experience with waterfront property, esp in this neck of the woods, I'd be grateful for your thoughts.Basics are that it is a ~950 square foot home / cabin near Dyckesville, WI, about 1 mile north of Bay Shore Park.  

You can get great information and establish contacts from the people who are neck deep in Denver every day.

So....I am looking a little further north possibly in Charlotte County.Does anyone here have any experience in this neck of the woods?

Also in my neck of the woods, folks seem to appreciate, value and expect a basement if they are purchasing, but if simply renting, they either seem less willing to pay extra for it or simply don't place any value on it.
