If you market the rental as a crash pad you could make a killing.

Tight budgets are a nice-to-have, but budgets for projects are generally purposefully padded to account for uncertainty.

There are 7 pads, 2 are empty, 5 rent for average $700 including the mobile houses.

Edit: did 10 seconds of due diligence and saw that it was a 17 pad park, which is too small.

I just jumped on their website.. and see they are in Vegas.. and many other larger markets..I also see of course they are licensed real estate brokerages.. which should give most unlicensed wholesalers a clue but anyw...

Pad your numbers...I've done 2 properties with fire and/or smoke damage and I ended up underestimating the demo on the 1st one. 

read on a flooring forum somewhere that a guy puts Tyvek house wrap on top of the hardwood and below the carpet padding. this way, if a pet pees, it would never hit the hardwood floor.i had a chance to do it on the newest house, but the carpet guy said it would be "overkill, since you have the best pad already". but i will do it from now on just for the extra protection.
