They gave them generic, one-paged leases they found online.While knowing how to vet tenants and having a solid lease can't guarantee a smooth ride, it goes a long way in preventing you from becoming that Uncle Who Lost Everything.

If the approver has misclassified something like meals in a 100% write off account, and the bookeeper catches it, the CPA can over ride it, and send an email.All the approver needs is a line item budget or a copy of the account names and numbers. 

I have been dealing with this stuff in some form or fashion for decades.We had a large parcel 1200 acres next to a city in Northern CA  that was what we would consider basically All C and D class.And instead of paying dump fee's the locals would just drive out and run on to the land and dump their stuff.. then code would call and tell us we need to remove the junk.. problem was our parcel had about 3 miles of county road frontage so nearly impossible to fence or anything else.. 

In a given year 99.9999999% of people survive riding in cars.

More so than not that seems to be what happens.I advertise on Zillow, craigslist, turbotenant, Facebook Marketplace, Realtor.com through Cozy.Co, and I place “For Rent Fully Furnished” signs near their park and ride lots.

Could the economy rebound quickly and go on another wild ride?

Sure, the deal should stand on its own from a cash-flow standpoint, but why not try to ride the appreciation wave if you can?

I'd be blunt with her and explain if she's going to complain about things that are broken and report you, that you have to get them done in a timely fashion. 

If you've a track record of investing in the long-term with your real estate holdings, then I advise engaging with this property in a similar fashion.
