Need to renovate 1.5 bathrooms, replace a kitchen countertop, interior & exterior paint, install vinyl plank flooring, new roof, demo/remove a sub-standard addition, etc, etc. 

If the seller installed a dishwasher, a dedicated line should have been run from the panel, or they may have used the line from the counter-top.

Obviously great news for us landlords, but I was curious if anyone in the Lakeland area has done any recent rent pricing in the 33815 zip code (east of wabash).About the property: I've got a duplex that we've been doing a massive amount of repairs to (new cabinet/countertops, new drywall on part of it, removing window units and putting in mini duct splits, full house electrical rewire, brand new plumbing, new roof/soffit/fascia, new bathroom tiling, new paint, etc.) and now is the time to start really nailing down rent rates.

Of course I swap hardware (most have universal sizing for the screw holes) and a new counter top goes a long way towards freshening them up. 

Every unit needed carpet, paint, bathrooms gutted, new kitchen cabinets and counter tops, electrical work....

To me the black countertops are a distraction and I am sure they cost a fortune....If you aren't getting any traffic that means they don't like the price or they don't like something in the house and they can determine they don't like it from the pictures. 

New fixtures, lights, ceiling fans Countertops/cabinets, flooring. 

I have done a little research, and it looks like a great area that will sustain upgrades like granite countertops and hardwood floors.  

Let's say the flip would need only minor cosmetic touch up's to make it a hot sell (minor painting, maybe some counter tops or hardware updating).

Avocado green countertops and harvest gold appliances?
