What's a realistic timeline?

I've got $40k in cash that needs a job. I'd like to get into real estate, and would like to start with a flip starting with an MPP of $160k or less. What is a realistic timeline from beginning to end on a flip? Let's say the flip would need only minor cosmetic touch up's to make it a hot sell (minor painting, maybe some counter tops or hardware updating). Nothing crazy. We are in a nice area of the Philadelphia suburbs (Main line).

We are considering moving to a different part of the country within the next 1.5 years. If I put this money to work, I'd like to make an ROI within a 4-5 month time frame and complete the investment before we move. Is that feasible?
