I would eliminate that breakfast nook and expand the mudroom and1/2 bath and add a washer/dryer connection there especially if there isn't already a first floor laundry.

In your experience, would this be a good way to get some start up cash, or would interests rates on these kinds of loans be too steep?

Insurance should also be more in the $70-$80 per month area for this kind of property. 

If I had time I'd compile it myself (I'm kindof a list/database geek) but unfortunately, I don't have that kind of time...lol.

What kind of factors would be put into the consideration of how much to charge?

I wonder if borrowing from family is a good idea to get started or putting my money into a high interest account of some kind for a couple of years is a good idea or doing something else.I'm not worried about being overseas and investing.
