You have a great launching pad.

If you are wholesaling this and are going to do a double close vs. an assignment, you have to look at the acquisition fees as the cost of doing business, and pad your wholesale fee accordingly to absorb them.Are you sure about the $10K rehab number and the $85-90K ARV number? 

What's not billed directly could be padded in a bill for something else ("free" inspections but they add an hour of repairs somewhere...).

Make sure you take your legal pad and write the Numbers for fixing everything nice and large.  

I will add 14 days padding for mishaps = 30 days total For my 100% outsourcing flippers... 

@Adam Jeske I think you might need to tap the brakes on this deal and learn a little more before you make a purchase.

A few walk thrus at HomeDepot with a note pad will be very good education aswell.

Just my opinion here but I think at 450k the park is overpriced19 pads at $220/moQuick valuation of 19x220x70 = 292600 plus 5000 per home x 6 =30000. $322600 plus value of house on property???
