The HOAs tend to eat up your profits and give some amenities to the tenants...like pools and fitness centers, gated parking, yard care, neighborhood cleanup,  etc, that I don't think they are often really willing to pay for or better yet, pay extra. 

I sold my four Commercial Lots on the main Highway near the MacDill AFBase and when I found the perfect 3/3 Townhome with garage and a pool in a small gated community on a hill in a Central location in Valrico, I paid all Cash to get it.

We faced another delay right out of the gate: I received make safe orders from the City, or they were going to demolish it.

In my state you can't get your brokers license out the gate you will just be a normal salesperson.

I live in a small town but I think it has promising potential for growth because we have one of three gates to a military base where all Army pilots are trained (Fort Novosel previously named Fort Rucker) both my parents work on the base as civilian contractors and it is one of the highest paying aviation jobs in the state and is also a government job so has great benefits.
